The worst thing is trying to find the place the for the first time, so I decided to take a few photos for your first-time visitors to the place, cos, usually the taxi drivers don't even know where this place is!
The staff were just as friendly and the place just as spotlessly clean.
View from Pattaya Klang/Beach Road 2 crossroads (look out for the yellow and brown strips on the side of the alley and the orange sign saying, "August Suites")
View Up the Alley (Dont worry, its a big hotel, just cleverly squeezed into a gap site that is accessed through this small alley)
Entrance/Foyer view
Bar area in main ground floor lobby (I've never seen anyone sit and drink here though)
Breakfast/Coffee area (ground floor next to bar area)
My room (massive bed - it was actually two queen sized beds zipped together very well - I couldn't feel the join in the mattresses)
City View room balcony view - I know its not picturesque, but its still private enough for some night time loving under the stars
I have no hesitation in recommending this place.
Main points for negotiating price is that you can expect 100 baht off per night if you don't take the breakfast and 200 baht per night if you take the city view as opposed to the swimming pool view.
First timers at the hotel should expect to pay around 1500 baht per night.
Frequent flyers should get it a little cheaper, but, the hotel prefer to keep this on a one-to-one basis.

Can anyone advise on their booking policy?
I got a reply from them for the dates that I want to book, however they want home address, phone number & credit card details to confirm booking!
No doubt I can email them about the questions, but what have the guy's that have stayed there done?

If this is your first booking, then yes, they ask for details of the client.
I personally wouldn't submit all my credit card details via email, especially as it is on a non-secure format. I would just telephone them with those details.
Once you have stayed with them, they will accept you are not a time-waster and will honour the booking on good-will.

I've already booked my favourite Bangkok hotel, as I don't want to take any chances on that, but have no experience with Pattaya.
Any advice appreciated.

What I am going to do is book 3 nights then attempt to get a better deal when staying at the hotel.

Maybe I'll do similar, wait until April shortly before heading to LOS, then fire off some emails to hotel. Sure they won't be getting fully booked.

You dont need to give credit card details,they will hold you room after your confirmation letter is signed.
On my stay last year the hotel is becoming very popular with the japanese,and as they seem to do a lot of package deals from there country,the place is always full.I am still tring to find some where else in pattaya that can beat it for value,and at night it is dead quiet.Dont bother about trying for a lower rate once there as they not move on rates as have advance bookings,1300/1400 is the going rate now.They just open another hotel next door april suites i think it is called with smaller rooms.check out the thread in this section.

Nice to know Terry, I've spent a lot of happy times an AS, I've moved on to smaller places like Daves for the street life, but AS is top notch if you want western accommodations at a good price.
P.S. LB's are treated well there and they love the pool if you take them LT. The best picture I ever took in my life was at that pool.

For pool view, I would agree to anything around the 1500-1600 mark.
For city view, I would agree to anything around the 1200-1400 mark.
If you don't want breakfast, agree your price first, then say, can discount more if I don't take breakfast and they will knock another 100 (or 200, can't remember) off per night.
Re other hotels, please start a new thread for discussion and keep this related to August Suites. Cheers

i was at August Suites last january, and i booked a "pool view" room for end of april-midmay ; the price without breakfast is 1500 baht.

The air con in my room was leaking - they had a new room for me in 5 minutes (3 am)
My laundry wasn't ready for another 23 hours - they immediately ironed me one of my t-shirts and a pair of pants so I could go out
I like my bacon crispy - crispy bacon
These are just some of the stand out things that they did for me during my stay, aside from cleaning my room every day and opening the door for me at any given opportunity.
The hotel staff were pretty disorganised to be honest, but that doesn't matter, I didn't want them to be. They made me feel welcome which is all that matters.
I don't think I'd ever want to stay anywhere else after staying here.

I have stayed at AUgust Suites a couple of times and highly recommend it. Current offer is about 1400 baht nite.
THe rooms are definitely 4 star and pretty new, and huge at around 40m2, a real feeling of luxury. The pool facing rooms have small balconies and may be more expensive,,,the city facing rooms have big patios which are great for outdoor nite fucking.
Th pool is very cool too
They alsao operate the adjoining APril; Suites...which are around 1050 baht now on promotion. NIce new rooms but a bit smaller and less upmarket tha August.
